SIM (SEARCH OF THE INDEX MAP) APPLICATION



A SIM (search of the index map) application is a request to the land registry to check the map index sections (a series of large scale Ordnance Survey maps) which provide an index of every registered title in England and Wales, and if registered, report the title number/s under which the land is held. Alternatively, the L.R. will report that the property is 'unregistered'.

The L.R. also records all applications for first registration and any such application is reported on the official certificate of the result.

For simple postal addresses the L.R, by checking the index map, can usually tell quickly if the property is registered, and if so advise the Title number for us to access the information using our direct link. Whilst we make our SIM application on-line, the L.R. replies by post so results can take a day or two.

For more complex searches involving land, land and buildings or any property that cannot be properly identified by postal description/address we would need to make a postal SIM application supported by a 'clean' plan with the land of interest clearly marked. The plan would need to be at the largest scale published. (1:1250 is the preferred scale) and show the direction of 'North' as well as other features to help identify the land. Any request to us to provide a report for 'all titles' in respect of an area of land would be dealt with by this form of SIM application.

The L.R. will make a charge (currently GBP4.00 per title number) if the title numbers revealed by a SIM application exceed the fee-free limit (currently ten). Clients, if instructing us, agree to reimburse the L.R fee in addition to our own charges for making the application and reporting on the titles revealed.If the property is reported as 'unregistered', it can be safely assumed that the property has not changed hands for value (or latterly by way of a Will, gift or has been first morgaged) since the compulsory registration date for the area.
